Renovation of 5th Floor Mental Health Outpatient

This project was complex because MDM had to manage multiple phases of demolition and abatement in an active patient environment. Due to the ICRA and Health Safety needs of an active patient environment, MDM and its demo and abatement contractor had to set up airtight asbestos containment areas, perform abatement and related demo work, and then reestablish the areas for the patient and administrative usage. Negative airflow was imperative to keep the hospital dust free during this 540-day project which took place on the 4th and 5th floors. Mechanical penetrations were planned and executed between the floors and a majority of this mechanical work took place outside of normal business hours. The entire project area on the 5th floor was gutted and received new mechanical and electrical works as well as new architectural and finishes. Although there were 70 Supplemental agreements that added over $500,000.00 to the contract, the project was completed and turned over to Richard Roudebush VAMC on time and without one-time extension requested or needed.
